Trailside Village in Forks Twp. will feature 420 luxury apartments and retail space

FORKS TWP., Pa. — Larken Associates’ largest multifamily community to date has begun construction in Forks Township, the real estate company announced this week.

Trailside Village will feature 21 buildings consisting of 420 luxury units along Sullivan Trail, with plans to welcome their first residents in 2026, according to a release from the New Jersey-based Larken.

Sitting on 37 acres adjoining the trail, the community will offer one- and two-bedroom units throughout 12 garden apartment buildings, seven garage buildings, and two mixed-use buildings, in addition to 26,795 square feet of retail space.

Trailside Village will be Larken’s largest multifamily development to date and a substantial addition to its portfolio of 2,800 units across Pennsylvania and New Jersey.

“Our focus on delivering an unmatched residential experience has made our Larken Living properties the preferred destination for residents across New Jersey and Pennsylvania,” Larken Associates President David Gardner said.

“We are excited to embark on our largest residential project to date and we look forward to welcoming our future residents in 2026.”

Outdoor amenities are expected to include a gated, heated pool with a tanning ledge, rinsing showers, lounge seating, benches and tables.

Additional features will include a covered pavilion with a lounge, fireplace and TVs; barbeque grilling stations; a fire pit; a tot lot with sensory-sensitive playground equipment; a bark park with separate areas for large and small dogs; walking and biking trails; and electric vehicle charging stations.

The community also will boast an on-site property management team and professionally landscaped grounds, Larken said in the release.

All below average county rents

Larken introduced the project to Forks Township's planning commission in March 2022.

Details on tenants for the commercial spaces were not announced in Larken's release.

The start of construction at Trailside informs the company’s growing Larken Living residential portfolio.

It said its Monte View at Pohatcong 120-unit luxury multifamily community in New Jersey plans to welcome residents as soon as November.

Last year, the firm added The Reserve at Crosswicks, a 272-unit community in Bordentown, New Jersey, and The Ridge at Readington, a 254-unit community in Whitehouse Station, New Jersey to its property portfolio.

Rental rates for Larken’s properties vary depending on location. A garden apartment at The View at Mackenzi in York, Pennsylvania, runs around $1,415 to start.

Most of the units at its Bethlehem buildings have been fully leased, though spots at The West End Village at Bethlehem start around $1,375 per month; The Meadows at Lehigh are available for as low as $1,395 per month; and The Hills at Lehigh go for $1,470 per month.

Average rental prices for a 1,031-square-foot apartment in Northampton County run about $1,667, according to Rent Café.
