NAZARETH, Pa. — Nazareth is one of the hottest zip codes in the country for home sales.
That's according to Greater Lehigh Valley Realtors, which noted that Nazareth has secured the number five spot in the ninth annual Realtor.com Hottest ZIP Codes Report. In 2023, homes listed in these top zip codes received an average of 3.6 more views per listing and sold one month faster than the national average, the report said.
The list of hottest zip codes, exclusively located in the Midwest and the Northeast, offer homes priced at or below the U.S. median or larger in size than the national average. Nazareth is among this year's top 10 hottest zip codes, along with:
- Gahanna, Ohio - 43230
- Southington, Connecticut - 06489
- Ridgewood, New Jersey - 07450
- Andover, Massachusetts - 01810
- Nazareth, Pennsylvania - 18064
- Highland, Indiana - 46322
- Trenton, Michigan - 48183
- Norwalk, Connecticut - 06851
- Pittsford, New York - 14534
- Ballwin, Missouri - 63021
GLVR President Howard Schaeffer commented on Nazareth's appeal, citing its economic growth, cultural activities and amenities such as a farmers market, state-of-the-art pool, dining options, entertainment venues and proximity to nearby cities.
“When living in the 18064 zip, you can choose from living in the borough, which is more walkable, or you could look into Bushkill, Upper Nazareth or Lower Nazareth townships, which are more rural and suburban, depending – but close to the action,” he said in a news release.
Danielle Hale, Chief Economist for Realtor.com, noted that shorter commutes and a mix of size and amenities near metropolitan areas are driving demand in the company's hottest zip codes. Most areas feature larger homes and offer affordability, attracting buyers seeking value.
“In addition to affordable markets, this year’s list also features some higher priced areas close to large urban cores, which will likely appeal to buyers who are concerned with finding the right mix of size and amenities within reach of a nearby city center,” he said.
“Despite the overall housing market starting to cool, with the average home in the U.S. spending about 45 days on the market, homes in this year’s hottest zip codes spent just 10 to 25 days on the market and saw three times more visitors per property.”Greater Lehigh Valley Realtor in a statement
Defying a cooling housing market
In GLVR’s July report, another jump in interest rates saw fewer homeowners willing to put their homes on the market in the Lehigh Valley, said CEO Justin Porembo.
However, with properties in one of the nation's hottest zip codes, like Nazareth, GLVR advises prospective buyers to be prepared and act swiftly.
“Despite the overall housing market starting to cool, with the average home in the U.S. spending about 45 days on the market, homes in this year’s hottest zip codes spent just 10 to 25 days on the market and saw three times more visitors per property,” GLVR indicates in a statement.
Furthermore, while national inventory increased by 7.1%, these zip codes saw a significant decline of 22.4%, intensifying the competition for those seeking to purchase homes there.
